Booking Terms and Conditions
References to "we" and "us" mean Michael & Helen Jarosz who own and run Bruce Cottage.
References to "you" and "your" mean the person making the booking (the "party leader") and all members of the holiday rental party who have been accepted by us.
These Conditions set out the basis of your contract with us. Nothing in these Conditions affects your normal statutory rights.
We aim to provide you with a relaxing and stress-free holiday in clean, comfortable and well-equipped accommodation, in picturesque surroundings. If your holiday falls short of your expectations in any way because of the accommodation, please contact us as soon as possible and we will try to rectify the matter if reasonably possible.
All cutlery, crockery, linen and duvets are provided as are tea towels, hand towels and bath towels. A cot and high chair can be provided on request, but cot linen is not provided. No pets allowed. No single-sex parties allowed. For the comfort of other guests, no smoking inside.
Bookings run from Saturday to Saturday and the cottage will be ready for you between 3pm - 6pm on the day of your arrival. Please let us know what time you expect to arrive. Please leave the Cottage by 10am on the day of departure to allow us time to clean the Cottage for the next party.
A deposit of 20% of the rental is payable on booking and the balance is due 4 weeks before commencement of the holiday. For bookings at short notice the full price is payable on booking. We accept payment by cheque or by internet/telephone banking; please make cheques payable to M & H Jarosz. For bank transfers our account details are on the booking form.
We can also accept online payments via PayPal.
If you cancel the holiday with more than four weeks' notice a full refund is given, less a £25 administration charge. No refund can be given for cancellation within four weeks of the start date. If you believe your risk of cancellation to be high we strongly recommend you to take out your own cancellation/travel insurance.
We shall have no liability for any death or personal injury to members of your party during your stay. You must take all necessary steps to safeguard your personal property. We accept no liability in respect of damage to, or loss of, such personal property.
We shall not be liable for any changes, cancellations, effects on your holiday, loss or damage suffered by you or for any failure by us to perform or properly perform any of our obligations to you which are due to any events or circumstances beyond our reasonable control "force majeure". By way of example force majeure includes fire, flood, exceptional weather conditions, epidemics, destruction or damage of the property by any cause (other than our negligence) and all similar situations. No compensation, expenses, costs or other sums of any description (including without limitation the cost of securing an alternative property/accommodation) will be payable in such circumstances by us to you. However, in appropriate cases (for example where your booking has to be cancelled before departure) we will refund to you all monies paid by you for your booking.
We reserve the right to refuse admission to any persons not declared/named on the Booking Form or agreed to in writing at an earlier date.
We are entitled at our sole and absolute discretion to refuse to hand over to you, or to repossess, the property if we reasonably believe that any damage is likely to be caused, has been caused, or is being caused by you or any members of your holiday rental party. These circumstances will be treated as a cancellation by you. No refund of any monies you have paid in respect of your booking will be made and we will have no liability to you as a result of this situation arising (including for example any costs or expenses you incur due to not being able to occupy the property, such as your incurring the cost of securing an alternative property/accommodation).
You shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning. You are legally bound to reimburse us for replacement, repair, or extra cleaning costs on demand.
We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.
